Golden Sands ~ AP2

AP2 have now started to being sold within Golden Sands with only 10% as a down payment and nothing else to pay until completion.

Does anyone have any info, advice, etc... on this particular plot?

I am thinking of investing (1st time) in AP2, but am curious (and naive) and would really appreciate other more experienced peoples opinions on this.

My understanding is that this plot (AP2) has been sold by Fadesa to another developer and is now being sold as Golden Sands....at least that's the answer I got when i enquired. I suppose that explains why the payment schedule is different, though it does seem as though the specs etc are unchanged. If anything it may mean that this section of the overall site is constructed quicker now that it has another developer involved. Have no idea who the other developer is, but your selling agent should be able to tell you that.

apparently the current 10/90 offer for AP2 will be changed to 30/70 payments from Nov 19th onwards.

Only small issue i see is that the AP 2 site will on a flat/slightly reversing slope overlooking the hotel so your chances of a sea view are limited. But then given the proximity of the buildings elsewhere the same is true of the other sites. Look at the pictures of the site on Youtube and make sure you are happy with your pick of apartment.

I was at Golden Sands at the weekend as I have bought a penthouse. The payment structure is actually £10K deposit and balance on completion, not 90/10. This deal allegedly expires this Friday.

It is on the back slope of a very shallow hill but we have views of the pool and the mountains. The commercial centre is also very close.

The developer is Azur Developments and Fadesa is the builder. They have a show room on site and the level of finishing was excellent.

It looks a very good development.

Thanks for the info Flyer.

Tell me, what is your purpose for this property? Flip, or sell years down the line, or to rent out? If rent, do you have any idea on rental potential for AP2?

I have also bought a penthouse on AP2 (block 7). What block will you be in?

To be honest, I haven't decided. As it is not due for completion until 2010, I was going to see what happens over the next couple of years.

I am in Block 9.

I also have a place at Sania Plage, just down the road, which is due for completion in the next couple of months, so I will gain valuable insight and experience from that.

I think I can now able to answer my own question:

According to FADESA showhome staff on site, the land between AP2/3 & AP4 is a green zone which means that it will not be developed on.

Good news?!!!

Also, with regards to the golf course, I believe it will be behind the commercial centre, and to the left/behind of AP3 - although, if anyone has any other news contradictory to this, please do let us all know.

So there is definitely going to be a golf course on site? i was there the other weekend and they confirmed about the green zone but I didn't hear anything about a golf course....lets hope it happens!
